FAQ for Landlords

We offer comprehensive property management services, including tenant placement, rent collection, maintenance coordination, property inspections, and financial reporting. We assist the owners in maximizing their return on investment (ROI). We specialize in Senior Living solutions, providing tailored services to meet senior tenants and their families' unique needs. Our team handles all aspects of managing your property so you can enjoy stress-free ownership.

Our multi-channel marketing strategy includes online listings, social media, syndication to major rental platforms, and our extensive tenant database. Unlike large, low-cost property management companies, RGroup Realty Property Management markets your rental properties through our local MLS. It puts "boots on the ground" to inspect and maintain your property. Our goal is to attract qualified tenants quickly.

We conduct thorough tenant screenings, including credit checks, criminal background checks, employment verification, and rental history reviews. This ensures we place responsible tenants on your property.

Tenant placement includes marketing your property, showing the property to prospective tenants, screening applicants, and preparing the lease agreement. We also handle the move-in process to ensure a smooth transition.

Tenants can submit maintenance requests through our online portal. We coordinate repairs with trusted vendors and keep you informed throughout the process. For non-emergency repairs, we seek your approval before proceeding. Additionally, we partner with Elements By Design, our in-house licensed contracting company, to provide high-quality repair and maintenance services. This ensures efficiency and reliability in addressing property needs.

Our team handles rent collection and enforces lease terms. If a tenant fails to pay rent, we follow a structured process that may include sending notices, negotiating payment plans, or initiating eviction proceedings if necessary.

We perform regular inspections, including move-in, periodic, and move-out inspections. We also use Zinspector Inspection Services for Move-In, Move-Out, and Periodic inspections. Additionally, tenants can access a Tenant App to perform their inspections for added convenience. This ensures your property is well-maintained and helps identify potential issues early.

You will have access to our Landlord Portal, where you can view financial statements, maintenance requests, lease documents, and tenant information. The portal is available 24/7 for your convenience.

Our fees include a monthly management fee, a leasing fee for tenant placement, and any additional charges for specific services requested. We offer transparent pricing and will provide a detailed breakdown before you sign the management agreement.

Yes! We offer “Help-U-Manage” (HUM) services for landlords who prefer an à la carte approach. This includes tenant screening, lease preparation, and inspections.

If you decide to sell your property under our management, we will credit back up to one year of property management fees at closing, providing additional value and flexibility.

Security deposits are held in a trust account as required by law. To assure landlord funds and tenant security deposits are safe and secure, we use a 3rd party company to reconcile our trust and bank accounts daily. Deductions are made only for damages beyond normal wear and tear or unpaid rent, and a detailed accounting is provided to the tenant at move-out.

If you need to terminate your agreement with us, we require a 30-day written notice. We’ll assist in transitioning the management of your property to ensure a seamless process.

Our team stays updated on Arizona landlord-tenant laws and fair housing regulations. We ensure your property is managed in compliance with all applicable laws to protect you from liability.
