RENT COLLECTION
All residents will receive regular reminders of their due dates. They can also pay rent via online payments and in-person during office hours. We also lay out residents lease Agreements with clear instructions and expectations for rent—including penalties and fees involved in late payments. Our team proactively contacts residents to prevent drastic late fee accruals. We pride ourselves on finding viable solutions to encourage residents to meet their rent responsibilities. Our fiduciary responsibility to the owners is our top priority. And our track record of on-time payments precedes us.
INSPECTIONS
Our experienced team completes a step-by-step process at every inspection. By using a systematic checklist, agents inspect and document the condition within and outside the property. Our detailed notes and photography enable owners to make informed decisions about the upkeep of their properties. They can also plan for probable maintenance and repairs in the future that may not require immediate attention.
RESIDENT
SCREENING
We carefully screen all applicants thoroughly by using four main criteria: income/employment, credit history, rental history, and criminal history. Each criterion includes various requirements that help narrow prospective residents to the best fit possible. Additionally, we collect the maximum deposit permitted by the State of Arizona to ensure our fiduciary responsibilities to our owners.
MAINTENANCE
Our staff uses their extensive building knowledge to troubleshoot problems as soon as they arise. Additionally, we’ve built relationships with quality contractors that have worked in the industry for decades. Our seasoned contractors quickly resolve maintenance issues. Maintenance calls are also efficiently handled at an affordable price.
ENFORCEMENT
Our team of dedicated licensed professionals keeps a sharp eye on deadlines. We operate in adherence to fair housing acts, policies, and procedures. We’re proud to have an eviction rate of less than 1%. We immediately give our attention to any signs that a resident is challenged with meeting payment deadlines.
